A new hotel bound for the Darwin Waterfront has reached a major milestone, with an experienced proponent selected for development. CEL Australia will develop, own and operate the Darwin Convention Centre Hotel, following a competitive Expression of Interest (EOI) process. The EOI, facilitated by CBRE Hotels, was the first step in the competitive market process to secure a private sector proponent to deliver a new hotel adjacent to the Darwin Convention Centre. Today, Chief Minister Eva Lawler and CEL have signed a project development agreement, for delivery of the Hotel. The hotel is a key part of the Masterplan to redevelop the Waterfront in one of Australia’s leading integrated lifestyle and tourism destinations. The Darwin Convention Centre Hotel will offer 236 rooms, and provide new, upscale accommodation options for corporate and leisure visitors. The hotel will be operated under CEL’s own brand, Momentus Hotels & Resorts, which is headquartered in Singapore, and will be the first Momentus hotel in Australia. In 2023 the Momentus Hotel in Singapore won the Travel Weekly Asia's Best Upscale Hotel in the Asia-Pacific Region. CEL will progress detailed design over the coming months and engage with local businesses to get the project underway. The hotel is expected to open at the end 2026. Darwin’s hotels market continues to outperform the national average, with 2022 recording a 43.6% revenue per available room uplift compared to 2021. This comes off the back of a competitive expressions of interest (EOI) process for the Darwin Convention Centre Hotel closing. Very strong interest was received from domestic and international investors, including numerous global hotel operators. Global operators who expressed interest in the opportunity included Marriott, Accor, TFE, IHG, Radisson and Event. The Darwin Convention Centre Hotel is expected to offer between 200 to 250 rooms and provide new, upscale accommodation options for corporate and leisure visitors. It will be located on Stokes Hill Road, directly adjacent to the Convention Centre, and offers spectacular views across Darwin Harbour and the Waterfront. A total of 10 EOIs were lodged during the process, which opened in November and recently closed. The EOI, facilitated by CBRE Hotels, was the first step in the competitive market process to secure a private sector proponent to build, own and operate a new hotel which will be integrated with the Darwin Convention Centre. The Territory Government will now evaluate the EOIs with a view to shortlist proponents who will be invited to a request for proposals phase (RFP), where they will submit more detailed information on their proposals. At the conclusion of the RFP the Northern Territory Government will select a preferred proponent to undertake the project.
